Pursuant to article 1864 of the C.c.Q., tenants and occupants of the dwelling are responsible for normal and recurring maintenance of the premises as well as minor repairs, unless obsolescence of the property is in cause or in case of a force majeure. For example, a clogged toilet or sink, a faulty bulb or fuse, a broken handle, knob, or lock could amount to be the tenant's responsibility to repair or pay for said repair. The tenant will also be held responsible for any type of damage or deterioration of the property caused by his or her own fault. We hereby also remind tenants that it is their sole and only responsibility and obligation to report at once to the Lessor any needed maintenance or deterioration of the property needing to be addressed.
